After having gone through a few of the loan payment mitigations, I really feel confident that if anything can be done, it will be accomplished by your mitigation staff. Patrice and Gayle are so knowledgeable and competent with the negotiations process and at the same time wonderfully understanding and sympathetic with clients. I have been on several three-ways with my clients when the stress level was just too much and they broke down into tears. Both Patrice and Gayle were able to listen and sooth their fears and help them to recover. To me, it was just so reassuring to know that they could bring comfort to the emotional pain my clients were feeling as well as provide real solutions to their problems.
As for me, by working with your system, I have come to understand the entire foreclosure cycle so much better than I could have ever done by just buying and reselling pre-foreclosures. I was about to lose my house that my wife Jeanie and I bought some 12 years ago. I lost jeanie in death in May of 2005 and with her loss was a loss of income that forced me to fall behind in bills and house payments. I was contacted by the bank and they informed me I was going to lose the house.
I got a card in the mail from a group called Mortgage Second Chance, a company in Florida. They wanted $1,200 up front to help me. I didn't think I have another option so I sent the money. I did this with Debit Card and two weeks later the company called wanting $3,000 a month for three years to help me. I told them if I could afford that I would not be in this mess.
The same day I got a letter from you Michael, you claimed to be able to help me. At this time I had no idea the bank was going through with the foreclosure. I thought it was delayed. I had less than 20 days until the sale at the courthouse. I agreed to let you help praying I would not get taken advantage of a second time. I am glad I did.

I would, without reservation, give my highest recommendation to U.S.
Loss Mitigation Services. During a severe financial crisis, we were
faced with the scary possibility of foreclosure on our home of 11 years.
We felt we had nowhere to turn and no options to consider. By chance,
I stumbled across U.S. Loss Mitigation on the internet. I didn't hold
out much hope that they could help us with our problems, but I really
felt I had nothing to lose at that point. I filled out a short online
questionnaire and sent it off, not expecting to hear back or find a
solution that would do much good.
I was contacted by Mike Prevey an associate with the US Loss Mitigation
within 2 days and arranged to speak by phone shortly after. His clear
and concise explanations of what U.S. Loss Mitigation Services could
and couldn't do for my situation gave me a small ray of hope. I agreed
to work with them, but I still didn't hold out much hope that we could
resolve our situation. I have a natural cynicism about companies you
find on the internet and their usually empty promises.
With a foreclosure date set fore April 27, 2005 and only weeks away,
U.S. Loss Mitigation went into action. Within one day of agreeing to
work with them, they had made contact with my bank and other parties
involved and set things in motion. Mr. Prevey kept in constant contact
with us, and answered every question and concern that we had throughout
the process. He made himself available to us without limits and answered
our questions and gave reassurances over and over again. Our assigned
counselor, Susan Granger, also kept in constant contact and kept me
apprised of each new development. When the first offer of resolution
was too much for us to consider, U.S. Loss Mitigation kept at the negotiations
until we were satisfied that we had received the solution that would
best help us recover and get back on the right track. They have a unique
understanding that a resolution that doesn't improve the situation far
into the future and is more than a quick fix isn't really a solution
at all.
I can sincerely say that U.S. Loss Mitigation kept every promise they
made and made no promises they couldn't deliver. The fee at closing
was beyond reasonable and worth every penny. Every single person I dealt
with at U.S. Loss Mitigation was professional and understanding of the
anxieties and stresses of our situation. Within two weeks of my initial
contact we were near a resolution and the incredible stress had been
relieved. Our sale date was postponed while arrangements were made for
a reasonable payback and the final paperwork was put in order. There
is no doubt that with the final resolution, we will be in better shape
financially than we were when we started this.
U.S. Loss Mitigation is that rare company that actually does what it
says it can do and extends itself to care about their clients. Although
I went into this agreement with a lot of skepticism and natural wariness
of dealing with an internet contact, my expectations were exceeded time
and time again. I give my U.S. Loss Mitigation Services my highest recommendation
and I hope if you find yourself in a situation where you might lose
your home due to foreclosure that you give them a chance to help you.
A few weeks ago I thought we were close to losing everything we had
worked so hard for, and with the help of U.S. Loss Mitigation we are

Countrywide Home Loans with what would prove to be a most difficult

later, 24 hours before the sale, we were informed the agreement had
been turned down by Countrywide. A last, frantic ditch effort led to
reconsideration and eventually a reversal of their decision.

I would like to share my experience with Schultz and Schultz Enterprises, Inc.
I was experiencing a financial hardship and my home was in foreclosure (SET
FOR AUCTION ON 4-21-98 @ 4:00PM). I contacted a Consumer Credit Counseling Service
a non-profit service for assistance. There I spoke with a representative, who
referred me to Mr. Stan Schultz. After explaining my situation with Stan Schultz
and completing the applications he sent to me he was able to work with me to
get an agreement with the mortgage company. He contacted the mortgage company
and the attorney's office who was handling the foreclosure as well as HUD representatives
and finally the investors. Stan Schultz then using his expertise in loss mitigations
worked diligently with them to come to an agreement with them, that I was eligible
for a Partial Claim.
However, before that was done the day prior to the auction date of my home the
mortgage company neglected to get the paperwork Stan Schultz had sent them to
the proper office for approval. Therefore, Stan Schultz contacted the supervisor
as well as the investors to correct this problem and expedite the process needed
to stop (STOPPED AT 11:30AM ON 4-21-98) the foreclosure auction. I would like
to thank Stan Schultz for the outstanding as well as professional job he did
in making it possible for me to remain in my home. If ever I can refer or assist

To Homeowner Faced with Foreclosure:
The purpose of this letter is intended to illustrate the successful avoidance
of an immanent foreclosure on our home. The specific reasons for the delinquency
do not support the purpose of this letter and will therefore be excluded. It
should be noted that the situation was generated by circumstances beyond my
immediate control.
On or around December 15, I discovered, for the first time, that we were 10
months delinquent in our mortgage payments. The realization that we had to scrape
together over $13,000 in order to save our home was at best overwhelming. In
our case, borrowing this amount of money was just not possible.
In the 2 days prior to our consultation with Stan, I was ready to give up. I
knew that foreclosure was the end. My life was about to change drastically for
the worse, and I was preparing myself to accept that.
On December 17 my wife and I met with Stan and were basically informed that
he was 99.9% sure he could prevent the mortgage company from auctioning off
our home. It all sounded good. I knew that the easiest time to kick someone
is when they are down, and at this point I was really down. We agreed at that
time to retain Stan as our consultant and provide him with necessary information
to commence the Loss Mitigation process in our behalf. Upon leaving this meeting
I must admit that I was still skeptical; after all we were talking about saving
our future - we were frantic.
After many telephone calls to and from Stan; many letters, notices and messages
from our persistent mortgage company; and more worrying than I ever thought
possible, our foreclosure was avoided. On December 31 Stan called and told me
that the auction was postponed. The scheduled auction date was January 8. Stan
successfully negotiated with the mortgage company to perform a mortgage modification
on our account. We successfully closed on this modification February 22.
To this date I do not know how Stan was able to accomplish what he did. I consider
myself to be of average intelligence and wit, although I was unsuccessful in
negotiating with my mortgage company to even return my phone calls. To Stan,
I cannot thank you enough. If there ever is a time where my abilities could
benefit you, as yours have us I hope you would contact me.

at a panic when I called the office and I was not sure if I would be
able to obtain any assistance after reviewing my situation. I was able
to get help Stan Schultz went to bat for me in a real tough time when
the VA first approved me and then it was concluded that after they gave
a sale date on my house foreclosure was the final decision. But thank
God Stan Schultz again went to bat for me and the foreclosure actions

Due to a serious illness, I fell behind several months on my mortgage
payments. I was already in bankruptcy, so I saw no way out since I didn't
have the large sum of money needed to bring my mortgage current. I heard
about US Loss Mitigation Services because I accidentally left my TV
on one night. I had fallen asleep and was suddenly and mysteriously
awakened to hear the end of an infomercial about this company that helps
homeowners who are on the verge of losing their homes. All I could do
was to grab a pencil and paper and frantically write down the phone
number. After this I fell right back to sleep. When I woke up, I called
and made an appointment. It was 2 days later, and I met Stan Schultz
and Karen, his secretary. They were both very friendly, professional,
understanding and quite reassuring.
Stan Schultz gave me an overview of how the program works and told me
what I needed to bring I chose to allow him to work for me. I decided
to give him a try. Why? First, because I believe the Lord woke me up
to get help from Stan Schultz and his services. Secondly, I was impressed
with Stan Schultz's expertise, confidence and professionalism. After
returning to him the next day with the necessary papers and after filling
out the forms I left with a great burden lifted. Although all of my
files were faxed that week to my mortgage company, we heard nothing
from them until two months later, when they stated their intentions
foreclosing within the coming month. After several calls, Stan Schultz
found out that the file had been sitting on the desk of the wrong person
for two whole months.
After getting another name, my file was faxed again. This time, there
was still another mix - up. My file had to be faxed again. Needless
to say, I was stressed out! I was in constant contact with Stan Schultz.
At this point, he demanded that he be connected to someone who could
shed some light on this situation and approve his proposal. This took
several days and much negotiation in order to get an approval. This
approval did not come easy. At first it was flatly denied. Stan Schultz
refused to accept this denial and to a superior officer. This caused
him to go even higher, he finally got an approval after hours of explaining
and negotiating with the vice president of the company. My home of 24
years was saved due to the expertise and persistence of Stan Schultz.
He and his secretary are assets to persons who come to them in an effort

A financial counseling agency referred Stan Schultz to me. I talked with him

to no room for unexpected expenses. However, this did not keep the unexpected
from occurring.
In April, my daughter and wife became ill almost simultaneously which, despite
insurance coverage, reaped emergency up front medical cost. As a result, we
began to fall behind (just slightly at first) in our mortgage payment. We thought
we could still keep our heads above water, but fate had other plans. As the
months progressed, seemingly one crisis after another began to hit us, and before
we knew it a "snowball effect" had taken place leaving us severely
behind in our mortgage. In September, we tried to get our mortgage refinanced
in the hope that we could start over with a fresh start. We had been told that
we had been approved for the refinance, and we followed every instruction to
the letter. Two months down the line we found out that we had been the victim
of a scam - this left us in even more "hot water" with our existing
mortgage company.
We saw an advertisement about U.S. Loss Mitigation on television one evening,
and my wife called them the following day. We made an appointment with Stan Schultz
and came in to meet with him to see if he could help us. My wife had already
told me how pleasant he and his assistant had been during their phone conversions,
and I felt good about seeking their help. We had been through so much tribulation
over the past several months, and had dealt with so many people that had either
been "nasty" toward us, or had been misleading and deceitful in assisting
us. My wife and I felt rather hopeless now, and both of us were extremely afraid
that we would lose our home.

the various options that were available to us. He was very careful to make sure
we had a clear understanding of everything, and we began to see a light at the
end of the tunnel. Both he and his assistant Karen were extremely positive,

our first meeting, we were kept abreast continually of the status of our case,
which left us content that Stan Schultz office was highly competent and committed
in finding a solution for our problem. Despite the fact that our mortgage company
started foreclosure proceedings, Stan Schultz worked out an agreement on our
behalf and we are now in a position to start over making our regular mortgage
payments, and we can breathe a sigh of relief.
When unforeseen circumstances hit a family leaving them in such financial ruin
that they are about to lose the single most important asset they have, their
home, it is comforting to know that there are still people dedicated in working

who are truly in the business of helping families in such a crisis as this.

assistance in saving our home. When my son and I found out our house was being
foreclosed on, I panicked. I made a few phone calls to different agencies and

"When I heard of the US Loss Mitigation Office I thought I would give them
a call. When I called Stan Schultz the senior loss mitigation specialist, he
sounded just as if I had known him for years. He was kind; he made it easy to
go through such a rough time. I was on maternity leave with no income and my
husband lost his job. Even though we did not qualify at first he informed us
to return once an income started coming in again. I soon went back to work and
my husband found a job. We went back to Stan Schultz and he qualified us for
assistance. I was comfortable giving him this personal information. Stan Schultz
took my information and immediately started calling my mortgage company (FT
Mortgage) to stop the foreclosure action or to put it on hold.
There was a delay in the process because of the false information given to my
husband and I from the mortgage company's representative. We were told to deal
with them only. Lender also demanded approximately $1,800.00 by the day prior
to the sale on May 10th, - we did not have this. We met with Stan Schultz again
and explained what was told to us. Stan Schultz called HUD headquarters and put
them on conference with us to help us understand that our mortgage company should
not be telling us this information. Mr Schultz corrected this problem quickly.
FT Mortgage company called and assigned case to new representative and canceled
sale of our home on May 11th. Our mortgage was redone and brought current with
FT Mortgage Company. We did not have to pay the $1,800 at that time as lender
required us to. Everything went perfectly. NOT A PROBLEM NOW. Thanks to Mr.
Schultz. He's a lifesaver. I would not have had it done another way.

and having found the Veterans Administration personnel unwilling to assist me

I was given Stan Schultz's name by a lending agency and I contacted him to see
what assistance he might be able to provide. He responded in a very positive
way, explaining what he could try to do for me.

I had become severely behind with my mortgage payment and the loan had
been placed within the foreclosure department at Fleet Mortgage Group.
Stan Schultz diligently remained on top of the situation and provided
up to the minute feedback regarding the status of my situation, sometimes
two and three times a day. I was referred to Stan Schultz by United Mortgage
Company, and clearly it was a blessing in disguise, because had not
my wife and I been referred to him, I would have lost the house. Mr.
Schultz was very impressive from the start to the finish by explaining
what he could do and pretty much guaranteed that my wife and I would
not lose the house. He came by my house and explained everything that
he would be able to do to help us go get our mortgage payment back on
track. It was amazing to me because the mortgage company had refused
to make arrangements with me but Stan Schultz was able to get them to
come on line with a workable forbearance agreement.
I have to take my hat off and salute Stan, because as stated above,
had it not been for him I would be on the streets by now. I know for
a fact that if more people were aware of what this fine young gentleman
can do to save a home, there would be many who wouldn't lose their homes.
As I've said over and over, good people who have paid their bills on
time in the past do run into financial difficulty, and quite often,
their lenders don't want to help bail the individual out. Believe it
or not, unless you have been in my situation, you just don't know the
sleepless night a person would have when a foreclosure is looking at
you from arms length distance. The sad commentary is that, in most cases,
no one will tell you that there is help out there, if you only know
where it is. So, in closing, I will say that Stan Schultz is the person
