Testimonials
Dear Leah,
I would like to thank you for handling the case. Thank you for your professional services. I can make the total payment by March 4, 2006. I have some questions I would like to ask you. 1. I would like to ask you if I have the option of paying the attorney's $5,000 by the March 4th and the balance owed to James B Nutter & Company by the 15th?
I STILL CAN MAKE THE TOTAL PAYMNET BY MARCH 4TH IF I DON'T HAVE AN OPTION -JUST ASKING.
2. Can I still get the mortgage payments automatically deducted from my checking account?
3. When will the payments start?
4. By March 5th, will I need a letter from your office that states that an agreement has been reached. Also, will I need this for the foreclosure court dates set on March 6th to let the court know to stop this foreclosure procedure?
Thank you
S.Glenn, IL

I would, without reservation, give my highest recommendation to U.S. Loss Mitigation Services. During a severe financial crisis, we were faced with the scary possibility of foreclosure on our home of 11 years. We felt we had nowhere to turn and no options to consider. By chance, I stumbled across U.S. Loss Mitigation on the internet. I didn't hold out much hope that they could help us with our problems, but I really felt I had nothing to lose at that point. I filled out a short online questionnaire and sent it off, not expecting to hear back or find a solution that would do much good.
I was contacted by a Mr. Prevey an associate with your office within 2 days and arranged to speak by phone shortly after. His clear and concise explanations of what your office could and couldn't do for my situation gave me a small ray of hope. I agreed to work with them, but I still didn't hold out much hope that we could resolve our situation. I have a natural cynicism about companies you find on the internet and their usually empty promises.
With a foreclosure date set fore April 27 and only weeks away, your office went into action. Within one day of agreeing to work with them, they had made contact with my bank and other parties involved and set things in motion. Mr. Prevey kept in constant contact with us, and answered every question and concern that we had throughout the process. He made himself available to us without limits and answered our questions and gave reassurances over and over again. Our assigned counselor, Susan Granger, also kept in constant contact and kept me apprised of each new development. When the first offer of resolution was too much for us to consider, your office and professional staff continued to negotiate until we were satisfied that we had received the solution that would best help us recover and get back on the right track. They have a unique understanding that a resolution that doesn't improve the situation far into the future and is more than a quick fix isn't really a solution at all.
I can sincerely say that your office kept every promise they made and made no promises they couldn't deliver. The fee at closing was beyond reasonable and worth every penny. Every single person I dealt with at U.S. Loss Mitigation was professional and understanding of the anxieties and stresses of our situation. Within two weeks of my initial contact we were near a resolution and the incredible stress had been relieved. Our sale date was postponed while arrangements were made for a reasonable payback and the final paperwork was put in order. There is no doubt that with the final resolution, we will be in better shape financially than we were when we started this.
U.S. Loss Mitigation is that rare company that actually does what it says it can do and extends itself to care about their clients. Although I went into this agreement with a lot of skepticism and natural wariness of dealing with an internet contact, my expectations were exceeded time and time again. I give my U.S. Loss Mitigation Services my highest recommendation and I hope if you find yourself in a situation where you might lose your home due to foreclosure that you give them a chance to help you. A few weeks ago I thought we were close to losing everything we had worked so hard for, and with the help of U.S. Loss Mitigation we are back on track and looking forward to a very happy ending! Thank you to everyone at U.S. Loss Mitigation and to Mike and Susan in particular.
Sincerely yours,
Tammy

To Jennifer, Leah & the staff at US Loss Mitigations:
Thank you for all of your hard work to save our home. With only 10 days before a scheduled auction sale, your company went into action with Countrywide Home Loans with what would prove to be a most difficult task. Countrywide was not receptive to say the least. An agreement was finally reached which we thought settled the matter. A couple of days later, 24 hours before the sale, we were informed the agreement had been turned down by Countrywide. A last, frantic ditch effort led to reconsideration and eventually a reversal of their decision.
I’ll never forget the call from Leah at the US Loss Mitigation saying the sale had been postponed! Just as important was a human voice on the other end of the telephone that genuinely cared.
Thanks forever!!

To Whom It May Concern:
I would like to share my experience with Schultz and Schultz Enterprises, Inc. I was experiencing a financial hardship and my home was in foreclosure (SET FOR AUCTION ON 4-21-98 @ 4:00PM). I contacted a Consumer Credit Counseling Service a non-profit service for assistance. There I spoke with a representative, who referred me to Mr. Stan Schultz. After explaining my situation with Mr. Schultz and completing the applications he sent to me he was able to work with me to get an agreement with the mortgage company. He contacted the mortgage company and the attorney's office who was handling the foreclosure as well as HUD representatives and finally the investors. Mr. Schultz then using his expertise in loss mitigations worked diligently with them to come to an agreement with them, that I was eligible for a Partial Claim.
However, before that was done the day prior to the auction date of my home the mortgage company neglected to get the paperwork Mr. Schultz had sent them to the proper office for approval. Therefore, Mr. Schultz contacted the supervisor as well as the investors to correct this problem and expedite the process needed to stop (STOPPED AT 11:30AM ON 4-21-98) the foreclosure auction. I would like to thank Mr. Schultz for the outstanding as well as professional job he did in making it possible for me to remain in my home. If ever I can refer or assist him in any way I will be more than happy to do so. Sincerely again thanks Mr. Schultz for all of your assistance in helping me through this difficult situation.
Sincerely,
Janice Q. (northern VA)

To Homeowner Faced with Foreclosure:
The purpose of this letter is intended to illustrate the successful avoidance of an immanent foreclosure on our home.
The specific reasons for the delinquency do not support the purpose of this letter and will therefore be excluded. It should be noted that the situation was generated by circumstances beyond my immediate control.
On or around December 15, 1998, I discovered, for the first time, that we were 10 months delinquent in our mortgage payments. The realization that we had to scrape together over $13,000 in order to save our home was at best overwhelming. In our case, borrowing this amount of money was just not possible.
In the 2 days prior to our consultation with Stan, I was ready to give up. I knew that foreclosure was the end. My life was about to change drastically for the worse, and I was preparing myself to accept that.
On December 17 my wife and I met with Stan and were basically informed that he was 99.9% sure he could prevent the mortgage company from auctioning off our home. It all sounded good. I knew that the easiest time to kick someone is when they are down, and at this point I was really down. We agreed at that time to retain Stan as our consultant and provide him with necessary information to commence the Loss Mitigation process in our behalf. Upon leaving this meeting I must admit that I was still skeptical; after all we were talking about saving our future - we were frantic.
After many telephone calls to and from Stan; many letters, notices and messages from our persistent mortgage company; and more worrying than I ever thought possible, our foreclosure was avoided. On December 31, 1998 Stan called and told me that the auction was postponed. The scheduled auction date was January 8, 1999. Stan successfully negotiated with the mortgage company to perform a mortgage modification on our account. We successfully closed on this modification February 22, 1999.
To this date I do not know how Stan was able to accomplish what he did. I consider myself to be of average intelligence and wit, although I was unsuccessful in negotiating with my mortgage company to even return my phone calls. To Stan, I cannot thank you enough. If there ever is a time where my abilities could benefit you, as yours have us I hope you would contact me.
Thank You

Dear Mr. Schultz,
After finding out about this program on television and a friend, we called and setup an appointment. My husband met with Mr. Schultz and after speaking with him, my husband felt that there was a possibility we might not lose our home. Because of my husbands illness we were behind several months and facing foreclosure. Mr. Schultz asked us to bring in a lot of papers and information and gave us the best way he knew on how to handle our debt. Once all of the paperwork was processed and the payments were made, he reassured us things didn't look so bad concerning losing our home. Mr. Schultz knew that I was very worried and he called me to tell me that things looked good so far and that he was doing his best to save our home and he did.

My experience with Stan Schultz's office was very gratifying I was at a panic when I called the office and I was not sure if I would be able to obtain any assistance after reviewing my situation. I was able to get help Mr. Schultz went to bat for me in a real tough time when the VA first approved me and then it was concluded that after they gave a sale date on my house foreclosure was the final decision. But thank God Mr. Schultz again went to bat for me and the foreclosure actions was stopped. It was the ultimate peace - of - mind especially when the situation affected my health being a senior my blood pressure was not good. But again give thanks to US Loss Mitigation Services with the help of the Lord I'm back to normal. Mr. Schultz and his staff was a blessing.

I was in position to loose my home because of several different events that happened. I did not think any one could help until I talked to Mr. Schultz he assured me that he could help me save my home. After a couple of month he did just that I was set up on a plan to help me get current with my mortgage and lots of pressure was taken off my shoulders. His staff was very courteous and professional they took care of all my needs and got me taken care of in a very prompt manner. Without them I know I would have lost my home. I give my special thanks to him and his staff and I would recommend anyone in my position to do the same thing I did call Loss Mitigation and Mr. Schultz.

I came into this office very dismayed feeling as if my back was against the wall. By this and of my first visit I felt Mr. Schultz and his staff had a professional handle on my case. I felt like my case was equally and separately as important as any other case they were working on. My case was resolved in a few weeks and a workable repayment schedule had been obtained. Thank you Karen, Julie and Mr. Schultz, for relieving my burden and resolving this problem.

My wife and I had no where else to turn. Mr. Schultz advised us of our options. He immediately gave us peace of mind. We were 7 months behind and afraid we were going to loose our home. My wife was a little skeptical at first but when she began to notice everything Mr. Schultz had told us was coming to fruition she was ecstatic. Mr. Schultz and his staff were real professionals throughout this process. We were able to keep our home without any additional financial distress. If you are someone wondering if you have come to the right place don't waste another thought on it. I can assure you, you have.

If I had known of Stan and his staff it wouldn't went this far - but it did. The only thing I can say is he is the nicest, honest, sincere, caring, and understanding human being I have ever met. It's like he is caring for his family because he makes you feel like you are part of his family. If I knew of anybody that was in trouble with their home I would recommend them to Mr. Schultz without a shadow of a doubt. He saw he and he conquered and proved himself to us. The only thing I can say is "Thank god for Mr. Stan". Because he gave us back our life dream our home.
Thanks again.

My husband obtained the phone number off of a television advertisement. We called, set up an appointment and I was seen promptly. Our situation was explained to Mr. Schultz, who then discussed options available to us. We kept in close contact with his office to find out the status of our situation. Mr. Schultz and his associates kept very thorough documentation of all phone calls made and received. Once the situation was resolved, the office called us promptly. Everyone at the office of US Loss Mitigation is very helpful and professional.

Due to a serious illness, I fell behind several months on my mortgage payments. I was already in bankruptcy, so I saw no way out since I didn't have the large sum of money needed to bring my mortgage current.
I heard about US Loss Mitigation Services because I accidentally left my TV on one night. I had fallen asleep and was suddenly and mysteriously awakened to hear the end of an infomercial about this company that helps homeowners who are on the verge of losing their homes. All I could do was to grab a pencil and paper and frantically write down the phone number. After this I fell right back to sleep. When I woke up, I called and made an appointment. It was 2 days later, and I met Mr. Schultz and Karen, his secretary. They were both very friendly, professional, understanding and quite reassuring.
Mr. Schultz gave me an overview of how the program works and told me what I needed to bring I chose to allow him to work for me. I decided to give him a try. Why? First, because I believe the Lord woke me up to get help from Mr. Schultz and his services. Secondly, I was impressed with Mr. Schultz's expertise, confidence and professionalism. After returning to him the next day with the necessary papers and after filling out the forms I left with a great burden lifted. Although all of my files were faxed that week to my mortgage company, we heard nothing from them until two months later, when they stated their intentions foreclosing within the coming month. After several calls, Mr. Schultz found out that the file had been sitting on the desk of the wrong person for two whole months. After getting another name, my file was faxed again. This time, there was still another mix - up. My file had to be faxed again. Needless to say, I was stressed out! I was in constant contact with Mr. Schultz. At this point, he demanded that he be connected to someone who could shed some light on this situation and approve his proposal.
This took several days and much negotiation in order to get an approval. This approval did not come easy. At first it was flatly denied. Mr. Schultz refused to accept this denial and to a superior officer. This caused him to go even higher, he finally got an approval after hours of explaining and negotiating with the vice president of the company.
My home of 24 years was saved due to the expertise and persistence of Mr. Schultz. He and his secretary are assets to persons who come to them in an effort to save their homes I will never forget them. I thank God daily and I thank Mr. Schultz and Karen, too. May God bless them both richly.

Dear Homeowner,
I, too, have been where you are today. I feel that I as blessed to find out about this company. They will help you save your home without bankruptcy. I was helped through US Loss Mitigation Services, in Poquoson, VA. I wanted to share this blessing with others who could benefit from the services of Stan Schultz. I took it upon myself to get some of his business cards to send out. I am not receiving any compensation from him; the Lord has laid it upon me to inform others of this service. It is exceptional! Pray about it and give him a call. May God bless you.
A friend who has been where you are now.

When I decided to call the US Loss Mitigation Services our home was going into foreclosure, and we felt like we were at the end of our rope.
We had tried many other mortgage companies, loan companies, you name it - we tried it, and were turned down for one reason or another.
I called the US Loss Mitigation Services after seeing a TV commercial one morning. At first I was reluctant to call but then I said to my self "what the heck, they can't say but one of two things they can help or they can't and be prepared to pack up and leave our home of 11 years". But to my surprise, I called and spoke to Mr. Stan Schultz, first of all there was some thing about his voice, he showed concern and he told me how his company might be able to help me he made an appointment for us. The day we showed up in his office he was very courteous and this man was really concerned he showed us how he would help. I felt, I can't tell you how I felt. I just thank god for him. The staff and the US Loss Mitigation Services he not only saved our home he also counseled us in our finances so that we don't make the same mistake in the future. We are really grateful to you Mr. Schultz.
Thank you
Sincerely,
Mrs. H.

I would like to take this time to sincerely thank Mr. Schultz for his assistance, diligent efforts, hard work, his acts of kindness and most of all the support. If it were not for his dedication to us we would not be in our home today.
A financial counseling agency referred Mr. Schultz to me. I talked with him on the phone the first time and told him my financial problems and that I was severely delinquent with my mortgage payments. I told him I had received a notice of foreclosure from Countrywide Mortgage Co. He explained what he would be able to do to help me get my mortgage payments back on track. It was amazing to me because the mortgage company had refused to make arrangements with me. Mr. Schultz was able to get them to come online with a workable agreement.
He told me that he had talked to Countrywide about stopping the foreclosure on my house. Mr. Schultz called me at 5:00 PM on March 10, 1998 and said the foreclosure was postponed and that they need additional payment arrangement as soon as possible. I thank you, Mr. Stan Schultz, very much for all your help and acts of kindness. Again, if it were not for him we would not be in our home today. I wish him much success in his business and in helping others save their homes.
Sincerely,
A. D. J

I September 1998, my wife and I were thrilled to have been blessed the purchase of our first home. We have two children, one of which was an infant at the time, and we felt it best that my wife stay home to care for her. Even though I earned a decent salary, finances were "nip and tuck" and there was little to no room for unexpected expenses. However, this did not keep the unexpected from occurring.
In April of 1999, my daughter and wife became ill almost simultaneously which, despite insurance coverage, reaped emergency up front medical cost. As a result, we began to fall behind (just slightly at first) in our mortgage payment. We thought we could still keep our heads above water, but fate had other plans. As the months progressed, seemingly one crisis after another began to hit us, and before we knew it a "snowball effect" had taken place leaving us severely behind in our mortgage. In September 1999, we tried to get our mortgage refinanced in the hope that we could start over with a fresh start. We had been told that we had been approved for the refinance, and we followed every instruction to the letter. Two months down the line we found out that we had been the victim of a scam - this left us in even more "hot water" with our existing mortgage company.
We saw an advertisement about U.S. Loss Mitigation on television one evening, and my wife called them the following day. We made an appointment with Mr. Schultz and came in to meet with him to see if he could help us. My wife had already told me how pleasant he and his assistant had been during their phone conversions, and I felt good about seeking their help. We had been through so much tribulation over the past several months, and had dealt with so many people that had either been "nasty" toward us, or had been misleading and deceitful in assisting us. My wife and I felt rather hopeless now, and both of us were extremely afraid that we would lose our home.
In meeting with Mr. Schultz our situation was carefully evaluated, and he explained the various options that were available to us. He was very careful to make sure we had a clear understanding of everything, and we began to see a light at the end of the tunnel. Both he and his assistant Karen were extremely positive, and seemed genuinely concerned in helping us save our home. In the weeks following our first meeting, we were kept abreast continually of the status of our case, which left us content that Mr. Schultz office was highly competent and committed in finding a solution for our problem. Despite the fact that our mortgage company started foreclosure proceedings, Mr. Schultz worked out an agreement on our behalf and we are now in a position to start over making our regular mortgage payments, and we can breathe a sigh of relief.
When unforeseen circumstances hit a family leaving them in such financial ruin that they are about to lose the single most important asset they have, their home, it is comforting to know that there are still people dedicated in working to help them. Mr. Stan Schultz and Karen at U.S. Loss Mitigation are two individuals who are truly in the business of helping families in such a crisis as this. I would highly recommend anyone that is facing such a dilemma to seek their help.
Most sincerely,
Mr. R.J.

The Loss Mitigation Service helped us out not with only our mortgage but in other bills also because we had got behind in other bills with trying to pay our mortgage but with their help, we were able to pay our mortgage and pay other bills as well, because this program lets you keep paying your mortgage and the behind part of the mortgage, this program allows you to just pay as usually and the program handles the rest. We are very please with the program and would recommend it to any homeowner who qualifies.

Schultz and Schultz Loss Mitigation Services was a lifesaver for me. My world was crashing down around me and I needed someone to help me save my house from imminent foreclosure. My house is all that I have to leave as a legacy for my children and I was very close to losing my home because I had gotten behind in my mortgage payments. My back was against the wall and could not see a way out of this predicament. A friend referred Mr. Schultz to me and he was a godsend to me.
Mr. Schultz and his secretary, Karen were sympathetic, supportive and accessible during that tumultuous time. I was able to get an appointment in a timely manner and was treated with the utmost respect during the intake and application process. They were with me every step of the way - guiding, counseling and offering reassurance that my house could be spared from foreclosure. I appreciate Loss Mitigation services for their expertise, professionalism and integrity in negotiating with my mortgage company. I would recommend Loss Mitigation services for anyone who is in the process of losing their home.

To Whom This May Concern:
In April of this year my life took a terrible change. My spouse and I separated and my bills accumulated, which became a big problem with my mortgage company. When I was capable of making their payment on my mortgage it was too late and they decided to foreclose on my house. However, there are still a lot of caring people and Patty at Countrywide Home Loans is one of them. She listened to all my problems and then referred me to Mr. Schultz's Loss Mitigation Services. I talked to Stan who reassured me that I had a chance of keeping my house through various sources. Well everything worked out for the best for my family and I owe a lot of thanks to Mr. Schultz and I know behind a great leader there are followers and I thank you also, Karen. The foreclosure was stopped 2 days prior to the auction date. I really appreciate everything that Mr. Schultz and Karen did for us and I know that you will be blessing to other families like you were to us. Thank you!!!!!
Sincerely,
K. B.

We would to commend you on the excellent service that you provided to us. My husband and I had experienced a temporary set back in our financial situation and within just weeks we were about to lose our home. We saw your advertisement on T.V., we decided to call and we were seen right away! You made us feel so special. We have dealt with many professionals and I can honestly say that before we met you, we had never received such high quality service as we received from you and Karen. Losing a home is never a pleasant experience but while going through the process to help us save our home it was very pleasant one. You all made sure we were fully aware of the entire process and informed us from the very beginning what would be expected of us. Because our file was handled in such a professional and timely manner our loan was reinstated with Norwest (now Wells Fargo) mortgage and the process was a lot shorter than we anticipated! We thank you for your time your patience, your understanding and your strenuous and successful efforts to help us save our home!
God Bless

To Schultz & Schultz,
I just want to take the time to say thank you to Mr. Schultz and staff for all the help you have given me. I came to Mr. Schultz back in late February with a huge problem, I was about to lose my home and I did not know what to do. I had gone to several places and still no one could help me. My husband saw a commercial on television about Mr. Schultz and it listed mitigation services. I said at that time I would try anything to keep my home. I made the appointment with the office, I was advised on what to do and I followed the instructions as they were given to me. I was in default, my husband had no job at the time, but Mr. Schultz informed me on what to do and how he could help save our home. I am here to tell you he can work it out. Here it is seven months later I am still in my home and now starting fresh with some change left in my pocket. So if Mr. Schultz says he can help then he will do just that. May God keep him in what he is doing for people because it is a blessing to us all to have someone who cares about helping others. May God bless him and his staff; they are such nice people to work with.
Yours truly,
JM

To Whom It May Concern:
I would like to take this opportunity to thank Mr. Schultz and Karen for their assistance in saving our home. When my son and I found out our house was being foreclosed on, I panicked. I made a few phone calls to different agencies and was told they were not able to help me. I became very upset. One of the agents referred me to Schultz & Schultz, US Loss Mitigation Services. By this time, I really didn't think anyone could help us so I didn't call Mr. Schultz right away. The neat thing I knew, my phone rang and it was Mr. Schultz. He told me what I needed to do and met with him at his office in Poquoson. We completed the paperwork and he contacted my mortgage company. The sale date for my house was the first week in January. Mr. Schultz put a hold on that at the end of December. What a Christmas and New Years presents for us. A loan modification was done and I made my own first mortgage payment June 1st. I felt great! I really appreciate everything Mr. Schultz and Karen (secretary) did for us and I would definitely recommend their services to anyone in need.
Sincerely,
Catherine and Jeremy

To Whom It May Concern:
They say that every one has a guardian angel that looks after them. It must be true because I was blessed to meet mine face to face. His name is Stan Schultz.
Mr. Schultz was recommended to me by someone that said if he can't help you I don't know what your options would be. I was 8 months behind on my mortgage and had failed in getting a loan to bring my mortgage current. I had received letters saying my home was up for foreclosure and a sale date was set for March 4, 1999 at 2pm. I had a FHA loan. Mr. Schultz negotiated with my mortgage company, I qualified for a program and the sale of my home was stopped at 9am on March 4, 1999.
I will always be externally grateful for my angel. With out his help, the last 15 years in my home would have been just memories.
Sincerely,
Pearl Moore

Dear Mr. Schultz:
This letter is to express my appreciation and proclaim the excellent work that was provided by your company. I had tried communicating with the mortgage company to no avail and my situation was becoming very serious. It was truly a blessing from God that I was referred to you for assistance. After my first interview with you and the explanations you gave, I left feeling reassured that everything would work out. The negotiations you made were excellent. I am able to retain my property. I will gladly recommend your services to everyone that I know that encounters the same situation I had.
Again, thank you for you assistance and may God bless you.
Sincerely,
T. A.
Virginia.
